A quiet, peaceful, modern bed and breakfast and a first choice for stylish lodge accommodation. Springwaters Lodge is the perfect place to relax and unwind. We are located 18 minutes from Rotorua’s CBD; Springwaters Lodge offers
a tranquil rural setting and no sulphur smell!

Close to beautiful Hamurana Springs and just across the road from Lake Rotorua you can look forward to a wonderful location, year-round trout fishing, generous hospitality and a well appointed large B&B bedroom with ensuite bathroom
and all the facilities you would expect for your travelling comfort.

Hosts Janice & Jeff

Your hosts are Jeff and Janice Percival. Both are born in and have grown up in New Zealand. Having been involved in the Scouting Movement over many years, they enjoy the diversity of people and enjoy interaction, involvement and hosting of guests.

Jeff has been a builder and Janice offers accounting services to small businesses. Both have adult children and two small Grandchildren.

Our interests are Speedway, fishing, quilting and our families.

Make yourself comfortable in our very spacious living areas any time; chat to other guests, join in with us, write your postcards
or read a book in a quiet corner or enjoy our other facilities on offer.

Breakfast (inclusive in your nightly tariff)

Breakfast is served in the dining room – between 8:00 and 8:30am.
If you require breakfast at a different time please let us know the evening before.
On offer is a buffet selection of cereals, yoghurt, fruit, toasts, jams, juices, teas and coffees.

Plus a cooked option, this varies from morning to morning.
If you have any dietary requirements please let us know as soon as possible and if you would like to know what our cooked option is for the following morning please feel free to ask us.

Our Rooms
All of our B&B rooms are well lit and spacious, the access is wide and level, and each bedroom has a well appointed en suite bathroom. All rooms are well heated with our under floor system, but individual heaters are available for you to use at your discretion.

Well-behaved children are welcome at Springwaters Lodge. Our Mokoia room can be
set up with three single beds and we have a cot available if required.

Moana – Maori word meaning Lake. A lovely lake view room with a sliding door opening outside onto a private patio area. Sit and relax, enjoy the view or you may wish to enjoy some complimentary drinks and nibbles.

A super king sized double bed which may be split into two large singles. This room features a private en suite with large fluffy towels, heated towel rail, toiletries and hair dryer. You may choose to watch a DVD on the TV. A luggage rack and safe are also in room.

Springwaters Lodge Bed & Breakfast in Hamurana is just 18 kms from the city centre. We are close enough to be a base for guests wanting to see the sights and activities the town is famous for, while also looking for a quiet night’s sleep (with no sulphur smell) in a rural environment.

Walk up to Hamurana Springs, the deepest natural spring in the North Island of New Zealand.
Bird watch at Hamurana Springs wildlife park, you will see ducks, scaup, geese and black swans.
